If you're thinking about adding a VELUX roof window to your Dublin home, you're in good company. Skylights and roof windows are one of the most-requested upgrades we install — and for good reason. A well-positioned VELUX window can flood a dark bedroom, attic conversion, or landing with natural light, improve ventilation, and meaningfully add to your home's resale value.
In this guide, we cover everything Dublin homeowners need to know before booking an installation — window types, realistic costs for 2025, how to spot a certified installer, and exactly what to expect from start to finish.
What is a VELUX Roof Window?
VELUX roof windows are purpose-built rooflights designed to sit flush within your existing roof slope — not to be confused with flat glass rooflights or dormers. They hinge open from inside the room, provide both light and ventilation, and are designed to integrate with standard Irish roof tile and slate profiles without significant structural change.
VELUX is the world's leading manufacturer of roof windows, and their products are engineered specifically for the Irish and UK climate — Atlantic-facing, high-rainfall conditions where airtight flashing is critical. For Dublin homeowners with Victorian terraces, 1930s semis, or attic conversions, VELUX windows are the most common and practical choice for bringing light into previously dark upper floors.
How Much Does VELUX Installation Cost in Dublin in 2025?
Costs vary, but as a practical guide for 2025:
Typical Cost Range
€900 – €1,500 for a single VELUX window, fully fitted with lead or EDW flashing in Dublin. This covers supply, installation, and standard internal reveal making-good.
What affects the final price:
- Window size and model — the GGL 78×118cm (M08) is the most popular size; larger or triple-glazed models add cost
- Number of windows — installing two or more windows on the same day reduces the per-window cost significantly
- Roof type and access — a natural slate roof or a complex pitch needs more care than modern concrete tiles
- Flashing type — lead flashing vs. VELUX's EDW collar affects both durability and price; we recommend lead for older roofs
- Internal finishing — whether the window reveal needs plastering, dry-lining, or an internal window kit
We always visit first, assess the roof and the proposed position, and provide a free written quote before any decision is made. Zero call-out fees, no obligation.
VELUX Certified Installer — Why It Matters
Not every roofer is qualified to install VELUX windows correctly. The most common cause of leaks around roof windows isn't the window itself — it's incorrect flashing. A poorly bedded collar, wrong overlap, or non-VELUX flashing kit can allow water ingress that isn't immediately visible but causes internal damage over months or years.
VELUX's certification programme trains contractors to install and flash their products to manufacturer specification. Choosing a VELUX Certified Installer means:
- Your window retains its full manufacturer guarantee
- Flashing is installed to VELUX's documented specification
- You have a verified installation record for warranty and resale purposes
Hi Performance Roofing is a VELUX Certified Installer serving Dublin, Meath and Wicklow since 1992. Always ask to see certification — if a roofer can't confirm it, they're not certified.
VELUX Window Types Available in Ireland
The right window depends on your room, roof pitch, and how you'll use it. Here are the main types available:
The standard residential choice. Tilts from the centre for easy cleaning from inside. Best for bedrooms, attic rooms, and landings.
Same opening as GGL but with a moisture-resistant polyurethane coating. The correct choice for bathrooms, kitchens, and damp environments.
Opens outward from the top hinge. Creates maximum unobstructed headroom below — ideal for lower-pitched roofs or above furniture.
Automated opening via remote, app, or built-in rain sensor. Compatible with VELUX ACTIVE smart home system. Best for hard-to-reach roof positions.
Opens as a standard window but also functions as an access hatch for roof maintenance. Useful for flat sections or plant room access.
Converts into a mini-balcony when fully opened. For attic bedrooms on pitches of 35° or more. Premium option for top-floor living.
For most Dublin homes — a bedroom skylight, attic conversion, or bathroom ventilation — the GGL centre-pivot is the practical, cost-effective choice. We'll always recommend the right model for your specific roof pitch and room use.
What Happens During Installation: Step by Step
Free Site Visit & Written Quote
We visit your property, assess the roof pitch and internal ceiling height, identify the best window position, and provide a detailed written quote. No cost, no obligation.
Strip Back the Surrounding Slates or Tiles
On installation day, we carefully lift and remove the tiles or slates around the opening area. On a slate roof, each slate is lifted and stored for re-bedding.
Cut the Opening & Fit the VELUX Frame
The roof deck is cut to the correct VELUX dimensions, trimmers are fitted between rafters, and the VELUX timber frame is installed and secured to the roof structure.
Install the Flashing Collar
This is the most technically critical step. Lead flashing or the VELUX EDW collar is fitted around the entire window perimeter, correctly lapped under and over surrounding tiles to channel all water away from the opening.
Re-bed Tiles & Finish Internally
Surrounding tiles or slates are relaid, the window sash is hung, and the internal reveal is made good to your specification. Site is left clean and clear.
4 Signs Your Home is Ready for a VELUX Window
- Your attic conversion feels dark — even a well-converted north-facing attic without a roof window can feel oppressive year-round
- Your bathroom has condensation problems — a GGU with a trickle vent dramatically reduces moisture build-up and prevents mould
- You have an old single-pane rooflight — replacing it with a modern triple-glazed VELUX measurably reduces heat loss and eliminates condensation on the glass
- You're planning a renovation — adding a VELUX during a general reroof or attic conversion is significantly cheaper than a standalone return visit later
